Owners frequently asked questions
How does our service work?
We work with two models. Fixed rent, where we rent the property for an agreed monthly amount, and percentage-based management, where we manage the property and the owner receives a percentage of the bookings. In both cases, we take care of the entire operation.
What taxes do I have to pay?
This depends on the model and each owner’s individual circumstances. Under the fixed-rent model, there is a monthly rental income subject to the applicable tax framework. Under the percentage-based management model, the tax framework is different and should be assessed on a case-by-case basis.
Who pays for water, electricity, gas, internet and consumables?
Under the fixed-rent model, these costs are covered by us. Under the percentage-based management model, this is agreed on a case-by-case basis.
How are nightly rates determined?
We use a dynamic pricing system that adjusts to demand and market conditions, and we make manual adjustments whenever necessary.
What if adaptations, decoration or furniture are needed?
As a general rule, we work with the property as it is. Whenever possible, we take care of any necessary adaptations at no additional cost to the owner.
What happens at the end of the contract with LAMA?
The property is returned and the final accounts are settled. Improvements incorporated into the property remain with the owner; furniture and items belonging to us may be removed.
Who takes care of the Local Accommodation registration, insurance, fees and other obligations?
We handle all administrative and operational matters associated with running the Local Accommodation, including mandatory insurance and the reporting of applicable fees. If the contract ends, we also handle the necessary transition procedures.
Are there any future tax implications for the owner?
Under our fixed-rent model, the property is operated by our company. The owner retains the property and receives the agreed rent. Any future tax implications will always depend on the specific circumstances and the legislation in force at the time.
How much can I earn from my property?
This depends on the location, characteristics of the property, season, demand and market conditions. We always assess the property before presenting a proposal.
Can I use my property during the contract?
Under the fixed-rent model, this depends on what has been agreed. Under the percentage-based management model, the owner can block dates, provided this has been agreed and there are no active bookings for those dates.
What happens if a guest damages the property?
We handle the entire situation, including documenting and reporting the damage and, where applicable, liaising with the platforms or insurance providers.
How can I monitor my property’s performance?
Under the percentage-based management model, we provide access to a dedicated area within our system where owners can monitor bookings and activity.
Who takes care of the photographs and listings?
We prepare the property and create the listings, tailored to the property’s profile and the market.
We handle all communication, support and resolution of any issues from beginning to end.
We prepare the property and create the listings, tailored to the property’s profile and the market.
What happens if there are months with fewer bookings?
Under the fixed-rent model, the owner always receives the agreed amount. Under the percentage-based management model, income varies according to performance.
